New builds and renovations. We inspect the site, then give you a fixed price.

Construction dust is not ordinary dirt. It is fine enough to sit in window tracks, socket housings and air vents for months, and cement film does not come off with a mop. This is a two-pass job: a builders clean to clear the site and make it workable, then a handover clean that takes every surface, pane and fitting to the standard somebody is about to be handed keys to. What that costs depends on how much the trades left behind, and nobody can tell that from a photograph. A supervisor inspects the site — ₦3,000, about forty-five minutes — and you get a fixed written price for both passes. Go ahead and the ₦3,000 comes off the job.

  1. Builders clean

    The first pass. Bulk debris, heavy dust, a site made workable.

    Booked while the trades are still finishing. Packaging, offcuts and rubble cleared out, heavy dust taken off every surface, floors swept and washed enough that the next trade can work and you can walk the place without ruining your shoes. It is not the finished article, and it is not meant to be.

    Most booked

    The last clean before anyone walks in. Every surface, track and pane.

    The one that gets photographed. Cement film and grout haze off tiles, paint and adhesive spots off glass and ironmongery, every window track and socket housing cleared of fine dust, floors sealed or polished as specified. Book it after snagging is finished, because anything done afterwards puts the dust straight back.

Answered before you have to ask.

Why is there no price on this page?

Because what a builders clean costs depends entirely on what the trades left behind, and nobody can tell that from a photograph or a bedroom count. A site the decorators tidied is a different job from one with grout haze on every tile and paint on every pane, and pricing both the same would mean overcharging one of them.

What happens at the inspection, and what does it cost?

₦3,000 and about forty-five minutes. A supervisor walks the site, checks the finishes, the glazing and how much debris is still in place, and writes a fixed price for the builders clean and the handover clean. If you go ahead, the ₦3,000 comes off the job.

Can you inspect while the trades are still on site?

Yes, and it is the best time to do it — we can plan the two passes around the programme so the handover clean lands after the last trade rather than before it.

Do I need both the builders clean and the handover clean?

On a new build, almost always. The builders clean makes the site workable and gets the bulk out; the handover clean is what somebody actually sees. On a small renovation where the trades cleared up after themselves, the handover clean on its own is usually enough.

When should the handover clean be booked?

After snagging, not before. Any drilling, sanding or touch-up painting done afterwards puts fine dust straight back into the tracks and vents we have just cleared, and you will be paying us to do the same job twice.

Should I pick per room or the whole-property price?

Whole property is cheaper for a complete house and is what most new builds book. Per room is for a partial job — one floor, a converted space, or a commercial fit-out — and has a three-room minimum.

Do you take the rubble away?

Not in the base price, because haulage depends on volume and distance. Add external debris removal and we load it and take it to a licensed tip.
